Should you repair or replace your roof?

How to decide between a roof repair and a full replacement: roof age, how widespread the damage is, leaks, decking condition and insurance.

Short answer

Repair the roof when the damage is limited to one area and the rest of the roof is in good shape. Replace it when damage is widespread, there are leaks in several places, the shingles are worn out, or the decking underneath is soft. On North Texas roofs older than about 15 years, replacement is often the better long term value.

When a repair is enough

One leak with a clear cause, such as a cracked pipe boot.

  • A few shingles lifted or torn off by wind.
  • Flashing that has pulled loose around a chimney or wall.
  • A roof that is otherwise in good condition with years of life left.

When replacement makes more sense

Hail damage across one or more whole slopes.

  • Leaks in several places, or the same leak coming back.
  • Shingles that are curling, cracking or bare of granules.
  • Soft or sagging decking.
  • A roof older than about 15 years that keeps needing repairs.

Where insurance fits in

If storm damage is covered, the insurer decides whether to pay for a repair or a full replacement based on how widespread the damage is. A thorough inspection with clear photos helps the adjuster see the full picture.
