When does a roof need replacing?
Most asphalt roofs in North Texas last somewhere around 15 to 20 years. Summer heat dries shingles out, and hail knocks granules loose, so many roofs here wear out sooner than the number on the package.
Replacement usually makes sense when there is widespread hail damage, leaks in more than one spot, shingles that are curling or bare of granules, or soft decking underneath. If a repair would solve the problem, we tell you that instead.
What a replacement costs
Most homes we replace run between $12,000 and $20,000. The size of the roof, the pitch, how many layers come off and the shingle you choose all move the number. You get a written quote before anything is scheduled.
If storm damage is covered by your policy, your share is normally your deductible plus any upgrades you choose. Texas law requires you to pay your deductible, and we never waive or absorb it.
Standard or impact resistant shingles?
Class 4 impact resistant shingles cost more up front, but they hold up better to hail and many Texas insurers give a premium discount for them. We show you both prices side by side so you can decide.
Questions about roof replacement
How long does a roof replacement take?
One day for most homes, two for large or very steep roofs. Materials are delivered the day before and the dumpster is gone the day after.
Do I need to be home on build day?
No. We need access to the driveway and an outdoor outlet. Most homeowners are home for the walkthrough at the end.
Will you replace rotten decking?
Yes. We check every board once the old shingles are off. Any rotten decking is replaced and shown to you in photos, at the per sheet price written in your quote.
Do you pull permits?
Yes. If your city requires a permit for a reroof, we pull it and schedule any inspection.
