What changes the price
Size: roofs are priced by the square, which is 100 square feet of roof. A larger or more complex roof with many valleys and hips takes more material and labor.
Pitch: steep roofs need more safety equipment and take longer.
Tear off: removing two layers of old shingles costs more than one.
Decking: rotten boards found under the old shingles are replaced at a per sheet price.
Shingle choice: Class 4 impact resistant shingles cost more than standard architectural shingles.
Extras: new gutters, skylights, chimney flashing or added ventilation.
What you pay with an insurance claim
If your insurer approves the roof, your cost is normally your deductible plus any upgrades you choose beyond what was there before. Texas law requires you to pay the deductible, and no honest roofer will offer to cover it.
How to compare quotes
Make sure each quote lists the same things: shingle brand and line, underlayment, ice and water shield, new flashing and vents, decking price per sheet, cleanup and both warranties. A cheap quote that leaves out flashing or decking often ends up costing more.
