How to file a roof insurance claim in Texas

Short answer

Document the damage with dated photos, get a roof inspection, then call your insurer to file the claim yourself. An adjuster inspects the roof and the insurer sends an estimate. You pay your deductible, the insurer pays the rest of the covered cost, and on most policies part of the payment is held back as depreciation until the work is finished.

1. Document the damage

Write down the date of the storm and take photos of anything damaged around the house: gutters, screens, fences, cars, and any water stains inside. Keep receipts if you need emergency repairs such as a tarp.

2. Get an inspection before you file

A roof inspection tells you whether there is real storm damage and roughly how much it costs to fix. If the damage costs less than your deductible, filing a claim pays you nothing.

3. Check your deductible

Many Texas policies have a separate wind and hail deductible, often a percentage of your dwelling coverage rather than a flat amount. On a home insured for $400,000, a 2 percent deductible is $8,000. Your declarations page shows the number.

4. File the claim

In Texas the policyholder files the claim, by phone, app or online. Have the storm date and your photos ready. Many policies require you to file within about a year of the storm, so check your policy and do not wait.

5. The adjuster visit

The insurer sends an adjuster to inspect. It helps to have your roofer there, on the roof, so every damaged item is seen. A roofer can show damage, but in Texas a roofer cannot negotiate the claim for you.

6. Understand the estimate

Most estimates show the replacement cost, minus depreciation, minus your deductible. The first check is usually the actual cash value. The held back depreciation is often paid once the work is done and the final invoice is sent, on policies with replacement cost coverage.

If your home has a mortgage, the check may be made out to you and your lender together.

7. If something was missed

If the estimate leaves out damaged items, you can ask for a reinspection or send a supplement with photos. If you still disagree on the amount, most policies have an appraisal clause.

How fast the insurer has to act

Texas law sets deadlines for insurers. In general, they must acknowledge your claim within 15 days, accept or deny it within 15 business days after receiving everything they asked for, though they can extend that by up to 45 days with notice, and pay within 5 business days after accepting it. Surplus lines insurers can have different timelines.
